January 9th, 2018, Niagara - The Niagara Association of REALTORS® (NAR) reported 403 property sales processed through the NAR Multiple Listing Service (MLS®) system in December.

Rising demand and low inventory set the tone for a seller’s market in Niagara through 2017. As unaffordability increased in the GTA, more homebuyers expanded their search area as far as Niagara.

Speculators and investors also flocked to the area in search of real estate, further reducing inventory in the face of increasing demand. Single-story detached homes were the hot commodity in the region, contributing to a 23 per cent price increase in the year-over-year average residential sale price.

Niagara Association of REALTORS® July Market Report

August 8th, 2017, Niagara - The Niagara Association of REALTORS® (NAR) reported 652 property sales processed through the NAR Multiple Listing Service (MLS®) system in July. This represents a 27.5% decrease in sales compared to July of last year. The residential average sale price of $375,903 was 14.4% higher than last July. The average days on market decreased from 36 to 26 in the residential freehold market and decreased from 71 to 39 in the condominium market.

Wellness Guide Fall/Winter 2017

The Niagara Association of REALTORS® (NAR) processed 95 Welland property sales through the NAR Multiple Listing Service (MLS®) system in April. This represents a 13.6% slide from the April 2016 total of 110 sales. In Pelham, residential sales dropped by 27% with 27 transactions for the month of April compared to 37 last year.

By year-end 2016 the Niagara 12-Month average sale price reached $321,395 up 13.92% from $280,221 recorded at the end of December 2105.

The Niagara Association of REALTORS® (NAR) reported 8,441 residentail sales processed through the NAR Multiple Listing Service (MLS®) system during 2016 compared to 7289 in 2015, representing a 15.8% surge in regional activity.

It has been an active summer for real estate sales across the Niagara Region with 2994 unit sales reported during the months of June, July and August in the communities serviced by the Niagara Association of REALTORS®. This figure reflects a gain of 15.7% over last year’s total of 2588 transactions during the same three months.

During the first six months of 2016 there were 564 unit sales recorded in Welland – up 23.4% from the total of 457 transactions reported between January and June 2015.

The Rose City's 12 month average price now stands at $229,512 up 3.6% from last June’s month end figure of $221,511.

As of the end of June 2016 there were 202 active listings in Welland on the MLS® system of the Niagara Association of REALTORS® - a significant drop from the June 2011 total of 775 homes for sale.

Have you heard the latest Niagara real estate news? Toronto hyper-activity trends have hit out local market. With demand continuing to escalate as our inventory of available listings remains at record lows multiple offers are now a regular occurrence.

First Quarter sales in the City of Welland were on par with last year with a total of 174 sales recorded compared to 173 transactions during January-March 2016. The current sales level reflects a 4.8% increase over the Rose City’s 8-year average of 166 unit sales in the 1st quarter.

January 6th, 2016, Niagara - The Niagara Association of REALTORS® (NAR) reported 402 property sales processed through the NAR Multiple Listing Service (MLS®) system in December. This represents an 11.7% increase in sales over December of last year. The residential average sale price of $279,852 was 16.2% higher than last December.

The average days on market decreased from 76 to 60 in the residential freehold market and from 87 to 76 in the condominium market.

In July, we saw that the real estate market started to show signs of cooling down as we headed into the Summer months. The number of listings remained high but visits to the website showed a slight decline. While conversations on social media slowed down, RE/MAX continues to own the conversation in Canada. It’s been a banner first half of the year for the Niagara real estate market. So far this year residential sales across the Region are up 19.6% with the Niagara Association of REALTORS® reporting 3725 residential transactions between January and June compared to 3115 last year and 3025 in 2013.

Market activity in our local communities of Welland and Pelham also reflect this upward trend. Sales in the Rose City have spiked 10.2% so far this year with 420 transactions reported between January and June compared to 381 last year and 342 the year before.

In Pelham, Year-to-date sales are up 17% over last year’s level with 75 residential sales reported in Pelham so far this year. Last year the total for the same time period was 64 units. The April 12-month average price in Pelham stands at $387,985 up 12.4% over last year’s figure of $345,054.
